The Greater Lynchburg area is wrapping up 2024 with varied real estate and construction activity, signaling investments across the region. While transactions mirrored the slower pace noted two weeks ago—when it seemed like Scrooge, or the Grinch might be influencing the market—there were a few standout deals this time around.

Highlights include a $1.87M land sale in Appomattox County, a $2 million building permit in Campbell County, and Bedford County's usual high-value transactions around Smith Mountain Lake. Beyond these, only one other of the seventy-six transactions surpassed $500,000—a new construction project on Gladys Road.

The highest-value transaction in the City of Lynchburg was Margaret Y. Adeniji’s sale of a 4.156-acre parcel on Irvington Springs Road to Aaron and Catrina Taylor for $384,900. Other notable sales included Mark D. Furlow and Siobhan A. Byrns’ transfer of property in College Lake Park to the University of Lynchburg for $278,500, and Joshua Lee Taffer’s sale of a townhouse in Georgetown Forest for $210,000. Overall, residential properties dominated, with consistent transactions across various neighborhoods.

Andrew and Sarah Beth Lennon’s sale of a property in Lamont Acres to Christopher Seth Macgregor Knight and Ashley Sureen Kymm Knight for $328,900 led the activity in Amherst County. Other significant sales included P. Joanne Bryant’s transfer of a Brandywine lot for $203,425 and Christopher L. Lindberg’s sale of a Main Street parcel in the Town of Amherst for $145,000. There was a notable trend of lot sales for residential purposes, reflecting continued development in the area.

 The most significant transaction in Appomattox County was Gleaning for the World, Inc.'s sale of two parcels in Concord Business Park to CKNOHARM LLC for $1.87 million.

Another key sale was Jason P. and Dawn M. Thomas’s transfer of a Sunset Ridge property for $415,000, indicating strong interest in commercial and residential development alike.

Bedford County recorded a major transaction with Norman T. Leogrande and Susan B. Leogrande sold a Sweetwater Subdivision parcel to Russell & Company for $1.3 million. High-value residential properties included a sale in the Landfall neighborhood for $850,000 and another in Blue Gap for $704,900. In Campbell County, Donna L. Rice sold a property in Hughes Subdivision to Daniel E. and Amberlea H. Everett for $324,600, topping residential sales. Commercially, the Town of Altavista obtained a building permit for a $2.03 million project on Franklin Avenue, reflecting significant investment in infrastructure. Other noteworthy permits included Kendall Hostetler’s new dwelling on Gladys Road for $550,000 and multiple patio homes on Tiphne Lane, each valued at $350,000.

As Greater Lynchburg continues to grow, these transactions highlight a blend of residential and commercial expansion.
