Two Large Acreage Farms Lead Real Estate Transactions in Amherst and Appomattox Counties.
Real estate transactions in the Greater Lynchburg region reflected activity across multiple counties, with significant transactions recorded in Amherst, Appomattox, Bedford, and Campbell counties, as well as the City of Lynchburg.
In the City of Lynchburg, the most expensive sale was sold by realtor Marty Donovan with LB Real Estate the purchase of 517 Washington Street by 517 Washington St. LLC for $667,875.

A property in Woodson’s Park also sold for $715,000, while Tony Seifed with MKB Realtors sold another in Irvington Park closed at $625,000.

In Amherst County, the highest-value transaction was sold by realtor Joel Hoeffner with MOP Land and Farms Realty selling 225.15 acres on Albert Farm Road from Albert Farm, LLC to Henry S. Myers III for $1.775 million. Other notable sales included a part of 961 Roses Mill Road, which sold for $350,000, and a parcel on Sardis Road that changed hands for $355,000.

Appomattox County saw its largest transaction at $1.225 million for 163.154 acres at 2412 James River Road, sold by Realtor Tammi Moore who represented Lewis E. Moore to Michael J. and Rhonda Clark. Another significant sale was a parcel on Pumping Station Road, which Koda Construction LLC sold for $489,000.

In Bedford County, James M. and Laurie J. Smith sold Lot 4 in Woodson’s Park to Kevin and Marlene Corsini for $715,000, marking the highest residential transaction. Other major sales included a home in Irvington Park that sold for $625,000 and a property on Moormans Road that sold for $439,000.
Campbell County’s highest transaction was the sale of 90 Shelly Court, bought by David Levi and Alison Pearsall Johnston for $434,400. Other notable transactions included a home on Savage Drive that sold for $407,000 and a property on Trotter Lane that sold for $357,500.
New construction activity was also notable in Bedford County. Sheetz, Inc. received a permit for a new construction project on E. Lynchburg Salem Turnpike valued at $2.019 million, making it the highest permit in the area. This follows their announcement of closing temporarily in September for a renovation of outdoor and indoor seating, a drive thru and 14 gas pumps. Is this a welcome gesture to Wawa?

Other major building permits included a $1.423 million steel building for Parkland Direct Printing & Custom Envelopes and a $1.293 million new dwelling on Carter’s Island Road.
Trends show moderate demand for both residential and commercial properties. Land sales in Amherst and Appomattox counties showed continued interest in larger parcels, while high-value residential transactions were most concentrated in Bedford County and Lynchburg. New construction permits suggest ongoing commercial and residential development in the region.
