Greater Lynchburg’s real estate market continues to move, as notable residential transactions in the City and surrounding counties signal a demand for desirable properties.
In the City of Lynchburg, the most expensive home sale recorded was the transfer of 750 Leesville Road from Landsbrook LLC to Maddox & Son Construction, Inc. for $900,000. Sellers were represented by Sterling Stroud from Keller Williams Lynchburg.

Close behind, a property in The Preserve at Oakwood—Lot 38, Phase III—was sold for $775,000 by the Grimes family to Kevin and Susan Cope, both trustees. Seller was represented by Amy B. Scott with Flint Property Group. Buyers were represented by Daniele Mason with Blickenstaff & Co. Realtors.

Rounding out the top tier, six adjacent lots in the Mountainview Addition changed hands from Tile Properties LLC to Mountain View Assets LLC for $695,000, showing continued interest from investors in multi-lot acquisitions. While prices dropped off from there, several properties across Stonemill, Wyndhurst, and Heritage Square neighborhoods fetched over $300,000, showing healthy mid-market activity.
In Bedford County, a high-end condominium sale set the tone, as a unit in The Bridgewater Bay Condominium closed at $675,000 underscoring the premium buyers place on lakefront or amenity-rich communities.
Not far behind was a $589,900 purchase in the Farmington at Forest subdivision, with sellers represented by Mason Kiffmeyer with LPT Realty and a $500,000 deal for a single-family home on Coffee Road. These transactions suggest that desirable layouts and convenient access to Forest amenities continue to drive value in the county.

Campbell County also saw brisk movement at the upper end of its market. A Greenhouse Road property sold for $408,000, followed by a $385,000 purchase along Red Oak School Road. Meanwhile, newer subdivisions such as Belmont Acres and Rainbow Forest delivered closings around the $350,000 mark, continuing the county’s pattern of suburban growth appealing to younger families and professionals.
In Amherst County, the highest-priced transaction came in at an even $500,000 for property on Galilee Road, reflecting buyer interest in more rural acreage combined with residential living. The second-most expensive sale was in the Wynbrooke neighborhood at $300,000. Most other transfers in Amherst remained under $250,000, showing the county’s continued appeal to budget-conscious buyers.
Appomattox County had fewer high-end transactions but remained active with smaller parcel sales. The largest was a $90,000 purchase in Polonia Estates, with most others falling below $60,000—a sign of continued rural affordability and potential for longer-term development.
Building Permits Signal Commercial and Institutional Investment
The City of Lynchburg issued several significant building permits in recent weeks, led by a $1.56 million permit for Dalmarla Inc. to construct a commercial restaurant at 2160 Wards Road.
Liberty University also received a $1.2 million renovation permit for work at 1602 Regents Parkway, reinforcing the university’s ongoing campus investments.
A skilled nursing facility at 1902 Grace Street was approved for over $1 million in upgrades.
Other permits reflect a mix of commercial and residential development, including new home construction on Ethan Court and Jordan Court, as well as renovation and repair work across Old Forest Road, Commerce Street, and Main Street.
