In the Greater Lynchburg region, several noteworthy real estate transactions took place recently, highlighting diverse investments in residential properties.
In the City of Lynchburg, the highest transaction was the sale of a property at 118 Courtney Springs Drive, valued at $575,000. Elmwood Holdings LLC completed the new construction of this home, reflecting the continued demand for newly built residences in the area. Other notable transactions included new constructions at 917 and 921 Elmwood Ave., both valued at $350,000. The City of Lynchburg also saw several renovations and repairs, including a $50,088 repair at 328 Biltmore Ave. and a renovation at 1938 Royal Oak Drive valued at $48,262.
In Lynchburg’s neighboring areas, Amherst County recorded its highest transaction of $296,000. This involved Linda B. Dellamea selling property to Brandon Lee Cox, involving two lots in Meeks Subdivision. In addition to the higher-end transaction, other deals included a $270,000 sale in Old Stage Run Subdivision and properties with transactions around $165,000.
Appomattox County saw its largest real estate transaction of $220,000, with Viper Investments LLC selling a property to Brian O’Neal Horsley Jr. and Ceyannah Thompson on Pine St. Other significant deals were also completed, such as a $175,000 sale of a property along the Richmond Highway. It is clear from these transactions that residential properties in rural areas are still in demand but at more moderate price points compared to the more urban regions of the Greater Lynchburg area.
In Bedford County, the highest recorded sale was made by Dawn Michelle Lambert with EXP REALTY LLC - SML for a property at Bass Cove Subdivision at 317 Bass Cove Rd, Huddleston, valued at $1.9 million, marking the area's most significant transaction.
This was followed by a $1.78 million sale made next door at 319 Bass Cove Rd, Huddleston by Jill Rufus with Exp Realty LLC. These transactions are indicative of a Smith Mountain Lake trend toward larger, more expensive properties in Bedford County, with new developments being a significant focus. However, the county also saw more modest transactions, including properties selling for under $50,000 in some areas.
Campbell County’s largest transaction was a $1.6 million sale of 1305 Mortimer Drive by J Miles Holdings LLC. This sale is continued interest in properties located in suburban areas with proximity to Lynchburg.
Other transactions in Campbell County ranged from $40,000 to $265,000, showing the diversity in property values in this region.
Overall, the Greater Lynchburg real estate market reveals a trend of higher-end new construction properties in urban areas, while more moderate transactions continue to dominate in rural counties. Large transactions continue in Bedford County and are prevalent in Campbell County, while more affordable options can be found in Lynchburg and its surrounding areas.
