The Greater Lynchburg area saw a surge of high-value real estate activity this past cycle, led by multimillion-dollar commercial deals in Campbell and Appomattox counties, along with several strong residential sales in Bedford and the City of Lynchburg. The top overall transaction was a $1.75 million property in Appomattox’s Concord Business Park, closely followed by a $1.575 million commercial sale on Wards Road in Campbell. Despite the Bedford County real estate tax "golden goose" called Smith Mountain Lake homes not showing this report, Bedford County continued to show strong demand for upscale Forest homes, while Lynchburg’s residential market held firm with multiple six-figure sales across established and emerging neighborhoods.
In the City of Lynchburg, the highest-priced home was in the Oak Grove subdivision represented by Matt Coleman Realtor at 4740 John Scott Dr, where Richard A. Buck and Meagan R. Foxx sold to Brandon C. Scott for $660,000.

Close behind was a $650,000 deal at 204 Whitley Way in the Waterton neighborhood, with a purchase by Benjamin E. and Amanda B. Crosswhite. Seller Patricia Powers was represented by Tracy Ellett with Keller Williams Lynchburg.

Bedford County led the region in both transaction volume and top-end property prices. The biggest surprise is the absence of the seven-digit Smith Mountain Lake transaction. The highest sale came in at $685,000 for a home on Carlton Place, sold by Derek H. St. Clair to Claudia and David Dempsey.

That was followed by a $540,000 deal in Ivy Creek Estates, where Ware & Shotwell Properties sold Lot 4 to Lawrence and Judith Parker. Another standout included a $475,000 sale in the Virginia Ridge subdivision to Christina M. Hardman and Floyd H. Hertlein Jr.
In Campbell County, Brown Machine Works sold its commercial property at 8459 Wards Road to WR Land LLC for $1.575 million—the largest transaction in the region this cycle.

Also commanding attention was the $926,250 sale of 1190 Sunnymeade Road to R.P. Fralin Land Company. Seller was represented by Glenn Whorley with CENTURY 21 ALL-SERVICE.

Rounding out the top three was a $560,760 deal for 140 acres on the High Hill Tract, sold to Barry Mitchell.
Appomattox County recorded a seven-figure commercial transaction, as Concord Self Storage LLC sold Lot 11 in the Concord Business Park to Washington Street Concord LLC for $1.75 million. A residential property on Liberty Chapel Road changed hands for $380,000, and a Skyline Road home sold for $356,400, reflecting strong demand in both commercial and residential sectors.
In Amherst County, the top deal was a $390,000 purchase in Lamont Acres. Another sizable transaction came in at $305,000 for a home on Gidsville Road. A 24-acre parcel off U.S. 29 was sold for $282,500, rounding out the county's highest-priced transfers.
New building permits across the region include a $500,000 dwelling on Peninsula Place, the most expensive new construction on file. Dawn Stanley also obtained a permit for a $389,000 dwelling on Kings Grant Way. Multiple permits were filed by KDK Development LLC for homes in the Kade Court area, with values ranging from $173,000 to $209,000. There was also activity in solar installations and accessory structures, including garages and storage buildings, suggesting continued residential investment beyond home purchases.
