Neighborhood Shifts: Key Homes That Sold This Week

The Greater Lynchburg region saw steady real estate activity across its localities this past month.

In the City of Lynchburg, the highest transaction was the sale of a Carriage Square Condominiums unit for $510,000. Sellers were represented by Kensie Walker Johnson with John Stewart Walker, Inc.

Another major sale included the purchase of 1504 Lockewood Drive for $395,000. Several other residential sales occurred in the $200,000 to $400,000 range, indicating continued moderate demand.

In Bedford County, the largest transaction was Lot 237, section 2, Forest Lakes, for $599,900. Sellers William Dobos Jr and Bargbara ANn WIlson-Dobos were represented by Brenda Freeman with Century 21 All-Service

Other notable sales included Lot 37, Jefferson Meadows, $534,950, where R. Fralin Construction Inc. was represented by Robert Parker Fralin with R. Fralin & Associates, Inc.

Lot 27, section 3, Hooper Woods, AKA 1026 McKeever Ln, Forest for $512,000. Sellers were represented by Barbara Gail Terzakos with Mark A. Dalton & Co.

In Appomattox County, the highest transaction was the sale of 2425 Cedar Bend Road by Reedy Creek Properties Inc. to Curtis A. and Evonta L. Cheatham for $309,000. Another significant transaction was the sale of Lot 2 in The Gordon Estates, where Derek A. Jones sold to Eddie Wells Jr. for $239,999. Smaller sales, such as a parcel off Richmond Highway sold for $1,000, also occurred.

Campbell County's the most expensive transaction was SLG Holdings LLC selling 13790 Leesville Road to Lochlyn and Jake Edward Morgan for $428,900. This was followed by three transactions in the upper three hundred thousand range.

Across the region, a noticeable trend was the continued activity in subdivisions and planned developments, with many transactions occurring in named communities like Poplar Forest, Forest Lakes, Hooper Woods, and Westview Lakes. In addition, several trust and LLC entities were active buyers and sellers, suggesting continued investor participation.

In building activity, new construction remains strong, with Equity Enterprises 1984 LLC leading in Campbell County by pulling permits for two new dwellings on Leesville Road valued at $500,000 and $475,000, respectively. H&S Holding Properties LLC also secured permits for new homes on Pebble Road, each valued at over $400,000. Trail River Ranch LLC pulled two new dwelling permits in Trail River Estates, both at $310,000. Smaller projects included solar panel installations, garage builds, and a telecommunications tower on Memory Lane valued at $200,000.

Overall, the region's real estate market showed a balanced mix of residential sales, new construction, and smaller improvements, suggesting stable consumer and investor interest across Greater Lynchburg.
