The Greater Lynchburg region saw a diverse range of real estate activity, including residential property sales, land purchases, and new construction permits. Despite mortgage rates creeping upward, notable transactions in Bedford County, Campbell County, Amherst County, and the City of Lynchburg demonstrated a continued demand for homes and investment properties in the area.

The City of Lynchburg saw its largest transaction at $687,500, where RB30 LLC sold Lot 21 in Blackwater Run to Carl T. Williams and Elisabeth Carson-Williams. Other notable transactions included residential properties in Creekside Reserve and The Parks at Wyndhurst, with sales exceeding $350,000. While Lynchburg had high-value sales, it also featured smaller transactions, such as a $7,260 sale on North Drive and Reusens Road, indicating diversity in property value and buyer profiles.

In Bedford County, the highest-value real estate transaction involved William F. Mitchell Jr. and Andrea M. Mitchell selling 205 Mountwood Drive to Richard Keith Bohn Jr. and Samantha Locard Bohn for $1,060,000. This reflects ongoing interest in high-value residential properties. The county also issued building permits for several new dwellings, including a $1.4 million permit for John Sheenan Jr. in Mountain View Shores and a $1.2 million permit for Paul Hetrick Jr. on Dalton Point Road. A notable trend in Bedford County is the strong activity in new construction, with multiple permits exceeding $1 million, suggesting growth in luxury homebuilding.

In Campbell County, the largest transaction was $479,900, paid by Robert and Sarah J. Wallace to purchase Lot 4, Section 2 in Holiday Forest from Terry L. and Susan E. Harris. Other significant sales in the county included properties in English Commons and Oak Ridge Subdivision. Campbell County also saw transactions for residential land and smaller investment properties, indicating a range of buyer interest across different price points.

Amherst County’s highest transaction was $505,000, with Donna R. Deaner selling a 139-acre property on Virginia 638 to Samuel C. Dibert. These significant sales highlight the value of large parcels of land in the county. Other transactions in Amherst included residential property sales, such as a $315,000 home on South Coolwell Road. Amherst County’s activity reflects a mix of land sales and residential investments.
