Real estate transactions in the Greater Lynchburg region recently included notable sales across Amherst, Appomattox, Bedford, and Campbell counties. Several high-value transactions stood out, indicating movement in the housing market.
In Amherst County, the highest recorded sale was sold by Mark Tomlin with Keller Williams Lynchburg for $631,000 at 1289 Winesap Road. The property was purchased by Matthew J. Zinni from Nathan River Hodnett and Megan Caitlin Toone. Other notable transactions included a $420,000 purchase of 941 Ambrose Rucker Road by Joseph and Marysol Wilkerson and a $205,000 sale of 176 Mount Olive Road to William and Phyllis Soghor.
Appomattox County’s highest transaction was the $425,000 purchase of a 2.16-acre parcel on Oakville Road by Bailey Aigner and Monique Ellsworth from Caleb W. and Caitlin V. Conklin. Another significant sale was Lot 2, Section 1, Lake Estates, sold for $415,000 to Brent and Spring Hatfield.
Bedford County saw the highest transaction sold by Realtor Margaret Jean Craye with EXP REALTY LLC - SML for $1.535 million, with Betty J. Hooker and Joseph E. Hooker as sellers of Lot 166-B, Beechwood West AKA 105 Elm Ct, Moneta, to Bridget Marie Cook and Douglas Richard Cook, trustees.
Other large sales included a $837,500 purchase in Gilfield Village by Darius B. Ahrar and Emma A. Dalman, and a $390,000 purchase of Lot 3, Creeks Edge, by Robert S. Butler and Rebecca S. Caviness. Gilfield Village sellers were represented by Jane Blickenstaff with Blickenstaff & Company, Realtors.
In Campbell County, the highest transaction was $510,000, with Ross Andrew Hawkins and Dena Rae Doverspike purchasing 2056 Crews Shop Road from B&M Trucking Inc. Sellers were represented by Corrie Hall with eXp Realty LLC-Lynchburg.
A $484,900 purchase of a lot in Trents Landing followed, made by Vijayan Marcellus and Karen Witcher. Another transaction of note was a $415,000 sale on Dearing Ford Road to Karen Lynn Jones.
Building permits reflected continued development in Campbell County. The largest permit was a $5.2 million project by Yellow Branch Properties LLC for apartment buildings off English Tavern Road, with four separate permits issued at this value.
Other high permits included a $600,000 quadplex on Camp Hydaway Road by Upkeep Homes LLC and a $525,000 detached shop on Wheeler Road for Robert Mays.
Despite mortgage rates hovering near 7% and inventory issues remain, a noticeable trend in the transactions and permits suggests residential growth across the region, with both high-value home sales and continued construction. Apartment development and new dwellings indicate a demand for housing, while several high transactions highlight ongoing investment in the area’s real estate market.
