Real estate activity in the Greater Lynchburg region saw primarily lower priced transactions across our city and counties. The highest-value transactions in each area highlight a mix of residential and commercial sales. One that is drawing attention is a $37M project for a warehouse and office space for Abbott Labs on Dearing Ford Road, approved for Altavista Economic Development.
In Amherst County, Randall R. and Amy L. Jennings sold 18 Graham Creek Road and an additional parcel for $412,000 to Jonathan D. and Erica S. Radke, marking the largest transaction in that area. Other notable sales included a parcel on Elon Road spanning 82.851 acres for $233,200 and a property at 130 Campbell St. for $175,000.
In Appomattox County, Robert C. Stephens Jr. sold Lot 13, Section III in Southside Estates for $274,900 to Jason Derick and Gail Christine Armold, the highest sale recorded. Other transactions included a parcel on Court Street for $225,000 and a property at 295 Charles Drive for $175,000.
Bedford County saw the largest transaction in the region, with Paul and Jennifer Hummel selling Lot 58, Section 2 in Harbor Village to Matthew and Cynthia Sachs for $640,000.

Another high-value transaction was Lot 1, Phase 1 in Bellevue Acres, which sold for $540,625. Additional sales ranged between $185,000 and $339,900.
In Campbell County, the highest sale was a property in Fox Haven Estates, where David W. and Cathy M. Phillips sold Lot 18 to Braxton L. and Megan C. Elliott for $620,000. Another large sale included a 19.495-acre parcel on Rip Rap Branch Road for $540,000. Sales in the county varied from $70,000 to over $300,000.
The City of Lynchburg recorded its highest transaction at Lot 17, Heritage at Wyndhurst, where Edmond J. and Leona A. Cadieux sold the property for $415,000 to J. Michael and Sarah P. Thomas. Other high-value sales included a property on Pierce Street for $188,000 and a lot in Creekside Reserve for $314,900.
In building permits, Campbell County saw substantial investments. The largest project was a $37 million warehouse and office space for Abbott Labs on Dearing Ford Road, approved for Altavista Economic Development.

The most expensive residential permit was a $500,000 new dwelling on Wheeler Road. Several new home constructions were approved, with values ranging from $144,000 to $450,000.
A trend observed in the region includes a steady demand for residential properties, with high-value sales concentrated in Bedford and Campbell counties. New home construction continues to expand, especially in Campbell County, where multiple building permits were issued for new dwellings. Commercial development remains strong, particularly with the large-scale Abbott Labs project.
